Short-term rentals via platforms like Airbnb, Booking.com, and others have become one of the most popular ways to utilize real estate in Greece. As of October 1st, 2025, new mandatory property standards have come into effect, under the title: "PROPERTY REQUIREMENTS FOR SHORT-TERM RENTALS – IMPLEMENTATION DETAILS OF ARTICLE 3, LAW 5170/2025."
If you are a property owner or manager offering short-term accommodation, here’s what your property must comply with in order to be legal, safe, and aligned with the new requirements from October 1, 2025.
✅ Mandatory Compliance Checklist for Short-Term Rental Properties
Main Use Designation The property must be officially designated for primary use (e.g., residential), not as a storage space or auxiliary area.
Liability Insurance Mandatory liability insurance to cover any potential damages or accidents involving guests during their stay.
Certified Electrical Inspection (ΥΔΕ) The property must have a valid inspection certificate issued by a licensed electrician, confirming the safety of the electrical installation.
Fire Extinguisher – 6 Kg per 100 sq.m. At least one 6 Kg fire extinguisher with water or dry powder base must be available per 100 sq.m. of living space.
Smoke Detectors in Rooms & Kitchen Smoke detectors are required in every bedroom and in the kitchen area to ensure early fire detection.
Residual Current Device (RCD) or Ground Fault Protection Essential for preventing electrocution and ensuring electrical safety for occupants.
Emergency Exit Sign with Illumination A visible, illuminated emergency exit sign is required, especially in multi-storey buildings or apartment complexes.
Rodent & Insect Control Certificate Regular pest control (deratization and disinfestation) must be conducted by a certified company, with valid documentation.
First Aid Kit A complete and accessible first aid kit must be available within the property, suitable for minor injuries.
Emergency Contact Numbers Displayed A clearly visible list of emergency phone numbers (ambulance, fire department, police) and a direct contact for the property must be displayed inside the accommodation.
📌 Why Compliance Is Essential
Adhering to the above requirements:
Ensures your property operates legally.
Protects your guests, minimizing the risk of accidents or negative experiences.
Prevents fines, complaints, or legal consequences.
Improves your property’s reputation and ratings on rental platforms.
